Should you have interior repairs that are stated on the work order, just provide the owners contact information and we contact them to set up an appointment. We try to work around owner’s busy schedules, but must keep the appointments within our normal business hours to prevent overtime charges to the association.
How do I know that the person at my door is a CGM team member?
Our team members wear gray collared shirts with CGM on the front over the pocket and on the back of the shirt. They drive white contractor’s trucks with a CGM sign on the side. When you answer the door they will identify who they are and that they work for CGM and why they are there. Most of the time your owners will have an appointment and be expecting them.
How will I know that your team member has made the repairs? We will be placing door hangers on your door that shows we were there and a brief checklist of what we did. This helps eliminate calls to the property manager regarding the work. Our information is on the door hanger so the owner can contact us directly for any questions. There is also space on there if we need to make an appointment with the owner.
Maintenance Tips
Clean gutters at least two times per year. If you have pine trees close to your home you may need to clean the gutters more often. Pine needles shed all year round and build up quickly.
Clean your dryer vent pipes a least two times per year. Dryer fires are very common and easy to prevent. Just cleaning the lint trap is not enough.
If you leave for a period of time turn off your water.
Check your crawl space yearly to make sure there are no leaks and that your insulation is properly secured.
Pull your refrigerator out quarterly to make sure that there are no leaks that you may not be able to see. Slow drips can cause major floor damage over a period of time.
Hire vendors that carry liability and workers compensation insurance. If you hire a vendor that is not insured and they are injured on your property - you could be liable. Saving a few dollars to have maintenance done would not be worth the cost if you were sued.
